Background

HDB has adopted a double envelope concept and pricing system to win the Pasir Ris 8 site, in line with its vision of prioritizing quality over price. It aims to create the highest development concept through the seamless integration of well-designed public spaces and services.

In essence, in a two-step bid evaluation process, only proposals for design concepts that substantially meet that criterion are passed to the second stage by the Concept Evaluation Committee (CEC). The Pasir Ris 8 condo site is enormous, exceeding 400,000 square feet, and has a potential construction space of approximately 1 million square feet. This is an irregularly shaped land next to the Pasir Ris MRT station and the White Sands Shopping Center, with the other three sides adjacent to Pasir Ris Central, Pasir Ris Drive 3, and Pasir Ris Drive 8.

On the other side of Pasir Ris Drive 3, Pasir Ris Park extends to Pasir Ris Beach. Therefore, this north-facing side is fairly unblocked so far. The upper floors units will offer views of the Straits of Johor, Pulau Ubin, and Johor.

Though the part adjacent to Pasir Ris Drive 3, a small part of the park, is divided into residential zones. No other details have yet been elucidated regarding the relationship between any developments and even plots. Therefore, development on that side has the potential for the distant future. In the meantime, enjoy the scenery and the greenery.

The view of the east-facing unit at Pasir Ris MRT station is also unobstructed at some distance. However, noise may be heard from stations on the ground.

Pasir Ris 8 Condo is located in Pasir Ris, a relaxing resort-like waterfront town. Directly opposite the site’s Pasir Ris Drive 3, Pasir Ris Park and Beach are where residents can relax, take a walk or have a picnic.

In 2029, Pasir Ris Station will be an interchange station connecting the Cross Island Line and the current East-West Line. The interchange station site is highly regarded for its high connectivity. The Pasir Ris 8 condo is also a 10-minute drive from Changi International Airport.

There are many possibilities near the location of Pasir Ris 8. Like people working at UE BizHub East and Changi Business Park. Or SUTD, Japanese schools, United World Colleges staff, students, or the crew/support/operations staff at Changi Airport.
